Caderno Digital do Edifício
The digital vault for buildings. Documents, maintenance records and certificates kept in a permanent register, aligned with the European standard, with proof of authenticity anchored in the Bitcoin blockchain that anyone can verify.

The problem
A building’s paperwork (occupancy licence, condominium rules, insurance, energy certificate, works) is scattered across folders, emails and property managers. In June 2026 the Portuguese government announced a national Digital Building Logbook, but with no timeline.
What I built
A platform that already does today what the law promises, aligned with the European Digital Building Logbook:
- a document vault for the building and each unit;
- a history of works and maintenance, with invoices and attachments;
- a digital passport for the building and each unit, as a PDF with an integrity proof;
- a legal readiness index showing what is missing;
- email alerts when insurance, a certificate or an inspection is about to expire;
- free tools with no sign-up, such as a reserve fund calculator.
Decisions
- Proof of authenticity that doesn’t depend on me. Each document gets a SHA-256 hash anchored in the Bitcoin blockchain through OpenTimestamps. Anyone can verify a file on the public verification page, with no account.
- Public calendars instead of a custom contract. Using OpenTimestamps avoids maintaining code on a blockchain and costs nothing per document.
- Unit import from CSV or JSON, or extracted from documents with AI (OCR), so nothing has to be typed by hand.
- Nothing disappears without a trace. Removed documents are kept in the audit log.
